Civil work, fit outs and a move in ready handover

Shree Giriraj Real Estate is a MahaRERA registered estate agent, registration number A51800005726, working from Shop No 11, Clover Grove CHS, Chikoowadi, Borivali West, Mumbai 400092. Interiors began because our resale clients kept asking who they could trust with the flat once the keys were theirs. It is now a service in its own right, for new and resale flats across the three suburbs.

A flat in a society is not a standalone house. There are rules on working hours, lift use and debris, a committee whose permission is needed, and sometimes a municipal permission on top. We know the societies here and we handle that side, so the design that is drawn is the one that gets built.

What it costs

It depends on three things more than anything else: the kitchen, the wardrobes and the finish level you choose. Rather than publish a range for a flat we have not seen, we walk the flat, agree the scope and give you an itemised estimate, so the number you plan on is the number for your home. Our free interior scope builder helps you think through the rooms before we meet.

How to start

Send us the flat's address and a few photographs, or tell us when the keys are yours. We fix a time to walk the flat, and you have an itemised estimate within days. No obligation, and no advance until the scope is agreed in writing.

Common questions

The questions people ask before they call

How much does an interior designer charge in Mumbai?+

Two ways. The large organised firms fold the design fee into the package price and charge nothing separately. Independent designers charge per square foot or a percentage of the project value, and the spread between them is wide. We quote design and execution together, itemised, before any work starts, so you see what each part costs before you commit to any of it. What to ask an interior designer before you pay an advance.

What does a 2 BHK fit out cost here?+

It depends on three things more than anything else: the kitchen, the wardrobes and the finish level you choose, with GST at 18 percent on top. Rather than quote a range for a flat we have not seen, we walk the flat, agree the scope room by room and give you an itemised estimate, so the number you plan on is the number for your home.

How much advance is normal?+

About 10 percent to book, which is what the largest organised firms take, with the large payments falling only after the design and the quantities are signed off and a works contract exists. More than that before anything is in writing is the point to ask what the money buys.

Do I need society permission for interior work?+

Yes, in writing, before work starts, under bye law 46 of the model bye laws. Anything structural, such as touching a column or beam, merging flats, moving a bathroom or kitchen, or enclosing a balcony, needs the BMC as well under section 342 of the Municipal Corporation Act. We handle the society application and its conditions on working hours, lift use and debris as part of the job.

What is the 70/30 rule in interior design?+

A designer's rule of thumb, not a regulation: keep about 70 percent of a room in one dominant style or a neutral palette and use the other 30 percent for accent, colour and contrast. It is a way of stopping a flat from looking like a showroom of everything at once. It says nothing about cost, which is the question that actually matters.

Can I see what needs doing before I ask for a quote?+

Yes. Our interior scope builder lets you go room by room and note what you want done, so the estimate you receive is for the right job. We then walk through the flat with you and give an itemised estimate before any work begins. Open the interior scope builder.
